Please note that as every AJ Velde Builders home is designed to specific needs in mind, the
products and specifications will change based on the owners individual tastes ands requirements. 
The list below is a general inclusion list of our Mid Range Specifications:

 

Preliminaries:

·         Private Certifier Fees

·         Q-Leave (Portable Long Service Levy)

·         BSA Insurance (Construction Insurance)

·         Soil Test (Percolation Test not allowed for)

·         Architectural Drawings

·         Engineered Drawings inc. Structural Design Certificate

·         Hydraulic Drawings

·         Public Liability & Work Insurance during Construction

·         Water Connection – 20mm Pipe & Metre to Site


On-Site Works and Allowances:

·         Flat Working Surface with no more then 500mm of Fall

·         All Excavations (Tree Removal & Permits not allowed for)

·         Concrete Slab and Engineer Designed Footings

·         Concrete Pumping where required

·         Underground Power supply to 20 metres or in Overhead Areas Maximum of 19 metres

·         Stormwater Connection as per Plan (In Stormwater Catchment Areas only)

·         Sewer Connection as per Plan (In Sewered Areas only)

 

Construction Details:

·         Termguard Termite Control – Full exterior of the house including all Penetrations into Slab or Trithor Physical Barrier under the frame

·         Wall Wrap Paper to External Walls

·         Brick Veneer to outer walls

·         Standard Colourbond Roof, Fascia & Gutter on Steel Battens to your plans pitch to 22.5 degrees or Base Range Concrete Tile on Battens to your plans pitch to 22.5 degrees

·         Tie Down & Cyclone Rating to W41 in Hervey Bay

·         Blue Sarking to Roof ( Concrete Tile Only )

·         50m Permastop insulation blanket ( Colorbond Roof’s only )

·         2.4m Ceilings unless otherwise stated on plans

·         3 Coat Paint System including Back Roll to whole house and ceilings – Allowance for 2 feature walls in living/common areas

·         8m of Plain Concrete Driveway inc. Street Access.

·         Panel Lift Garage Door with 3 Remote Controls

·         Earth Leakage Circuit Breaker

·         2 External Taps with Non Return Valves

·         Water Tempering Valves – Sets your Hot Water Output to a Safe Temperature

·         UHF TV Antenna Installed on Roof with Signal booster

·         Water Connection to House from Street Supply (Where applicable)

·         Chromogen Solar Hi-Line System

·         Scaffolding and Edge Protection where required

·         Footing, Slab & Frame as all inspected by a Building Certifier before work proceeds.

 

Warranty:

·         6 Years and 3 Months Structural Warranty


Double Storey Homes:

·         Yellow Tongue Flooring in all areas – Waterproofed if required.

·         External Stair Case on Galvanised Stringers with Hardwood Treads (if on Plan)

·         Balustrading to be Vertical Timber balustrading with 85x42 Ladies Flat Waist for the top rail.  Options as Extra’s of Stainless Steel Wire or clear glass balustrading.

·         Internal Stair Case to be sawtooth in Pine or MDF, depending on finish required.

·         Decking in Yellow Balau or Merbau

 

External Finishes:

·         5mm Grey Float Tinted windows in all Standard Colourbond Colours

·         Fly Screens as per Budgets, Options as Extra – Security or Safety Screens

·         Boral or Austral Bricks – Single or Double Height

·         Painted Soffit, Gable Infill and Downpipes

·         Gable Infill in Weathertex at your choice of Profiles.  Options as Extra – Merbau or Yellow Balau Timber as infill.

·         Standard or Coloured Mortar with Raked Joints

·         Timbered Doors sill in Kwila

·         Fibre Cement sheeting – 4.5mm to External Soffits with Vents installed.

·         Patio’s finished in Concrete (where under roof)

Budgeted Inclusions:

 

Please note the AJ Velde homes have generous lighting and plumbing budgets as per your individually tailored quotation.  Whilst others define what items are for inclusion in your new home, such as toilets, vanities, locks and doors etc., an AJ Velde home is tailored to what you wish to spend and what your style is.  

So if you wish to splash out on bathroom inclusions but save on floor coverings, this is your choice as the customer.  Homes are tailored to your requirements, nothing is dictated to you.  That is why AJ Velde is the home of ‘Affordable Quality Construction’.
